Commercial Tenant Improvement / Franchise Build-Out
Aregio Construction transformed a 1,550-square-foot commercial space into a modern, technology-focused training facility for iCode, a franchise specializing in coding, robotics, and STEM education.
Designed to foster creativity, collaboration, and hands-on learning, the facility incorporates four dedicated instructional hubs, a collaborative learning space, a welcoming reception area, and supporting amenities.
The project involved comprehensive interior improvements, including architectural modifications, interior partition construction, mechanical and electrical coordination, specialized lighting, and branded architectural finishes.
Working within an existing commercial building, Aregio Construction coordinated multiple construction disciplines to create a functional, accessible, and visually engaging environment that aligns with iCode’s franchise standards.
The commercial tenant improvement encompassed interior demolition, new metal-stud partitions, drywall installation, architectural glass systems, ceiling improvements, flooring, painting, and interior finishes.
Mechanical and electrical improvements included HVAC distribution modifications, lighting installation, electrical infrastructure, and accommodations for technology-based instructional environments.
The project also required coordination of fire protection systems, accessibility requirements, existing plumbing facilities, and building life-safety provisions.
Special attention was given to the integration of glass-partitioned instructional spaces, modern finishes, and franchise-specific design elements to create an inviting environment for students, instructors, and visitors.
Four instructional training hubs and a dedicated collaboration room designed to support interactive STEM education and technology-based learning.
Interior framing, drywall, glass partitions, doors, ceiling systems, flooring, and finish installations tailored to the facility’s functional and aesthetic requirements.
Integration of HVAC distribution, lighting, electrical power, and supporting building infrastructure to accommodate the facility’s specialized layout.
Coordination of accessible circulation, restroom facilities, emergency egress, and fire protection modifications in accordance with applicable building requirements.
Incorporation of architectural finishes, interior design elements, and branded features to establish a consistent iCode identity.
Coordination of multiple trades, material installations, building inspections, and construction activities within an existing commercial property.
The iCode Bothell project highlights Aregio Construction’s ability to deliver specialized commercial environments that combine architectural design, technical construction, and operational functionality.
Through thoughtful planning, trade coordination, and attention to detail, Aregio Construction helps franchise operators and commercial clients transform their spaces into environments that support growth, innovation, and long-term success.
